This mixed use design includes 9 offices to the ground floor with 93 residential units on the upper floors. The site was previously zoned as employment use with existing retail units. Planning for this residential and commercial design was granted in July 2005. Proportions and heights have been designed to relate to adjacent tenements.

Work has commenced on site, with anticipated completion early 2009.
